  • What is a modular home?

    A modular home is a house constructed in a controlled facility and then transported to a permanent foundation on-site, where it’s set, and inspected to the same codes as traditional homes.

  • How is modular different from manufactured (mobile) homes?

    Modular homes are built to local building codes (IRC) and placed on permanent foundations, while manufactured homes rest on a chassis with wheels and are only built to HUD code. Modular homes appreciate and are financed and taxed like traditional homes, while mobile homes are classified as personal property, resulting in greater depreciation, lower appraised values, and fewer tax and financing advantages.

  • How are modular homes transported?

    Homes are constructed and transported via our own transport crew to the site, where our custom equipment unloads and sets onto the permanent foundation.

  • How long does it take to build a modular home?

    Construction typically takes 6–8 weeks, and total project timelines are often 30–80% faster than traditional builds.

  • What happens on-site?

    Site work includes dirt work and foundation preparation and installation, home setting and securing, utility connections, finish work, and final inspections.

  • Are modular homes customizable?

    Yes. Interior designs and finishes, and exterior aesthetics such as shutters, stone, porches and decks, landscaping, garage configuration (most models), storm shelters, and color schemes can be customized while maintaining the integrity of the base design.

  • Can I choose finishes?

    Yes. Buyers select from a range of features and configurations.

  • Are there design limitations?

    Some constraints exist due to transportation, but most designs are achievable.

Efficiency & Sustainability

  • Are modular homes energy efficient?

    Yes. Modern mini split heating and cooling with no leaky ductwork, improved insulation, energy-efficient appliances and a tighter envelope all contribute to lower utility bills.

  • Is there less construction waste?

    Yes! Factory construction reduces waste 80+% compared to on-site construction (4 roll offs of waste per on-site home, vs. 1/4th of 1 roll off for every modular home).

Financing, Appraisal & Insurance

Maintenance & Warranty

  • Do modular homes require more maintenance?

    No. And perhaps less, given more efficient HVAC, no leaky basements, metal roofs and other design enhancements.

  • Are warranties included?

    Yes. Structural, systems, and workmanship warranties receive a 1-year warranty while appliances retain their manufacturer’s warranties.

  • Who services issues after move-in?

    We honor the workmanship warranty, while the landlord or renter/homeowner will be able to address the appliance warranties with all necessary paperwork provided when keys are presented to the new home!
